17 sales, $13.6 million this week

The Steamboat Springs housing market saw some movement during the past week with 17 properties selling for $13,643,500. Seven properties sold for $1 million or more.

Among the transactions were the sale of Sunpie’s Bistro on Yampa Avenue for $1,200,000, luxury townhome and condo closings at The Porches, Trailhead Lodge at Wildhorse Meadows and Bear Lodge at Trappeur’s Crossing; and a $1.5 million sale at the Cabins at Lake Catamount.

Foreclosure blues

Routt County Treasurer Jeanne Whiddon confirms that as of this week, her office has been asked to initiate 72 foreclosure proceedings in 2009. That compares with 31 as of this date in 2008.
The total number of foreclosures initiated in 2008 was 55.
Not all foreclosure proceedings culminate in the lending institution that holds the deed taking possession of the property in question. That has happened 23 times since 2007, according to the treasurer’s records.

16 new listings, from fixer-upper to $3.9 million

This home on Logan Avenue is listed for $399,000

16 new single-family homes have been listed in the past day. They range in price from the downtown “fixer-upper” listed by Mitch Clementson of Steamboat Real Estate to a 5-bedroom home in the Sanctuary listed by Chris Paoli of Colorado Group.

The single-family homes were among 33 properties listed in the past day, bringing the total number of properties on the market in Routt County to more than 2,098.

Mortgage Applications hit 7-month low

Reuters reports this morning that U.S. mortgage applications have fallen to the lowest level in seven months amid rapidly rising mortgage interest rates, the Mortgage Bankers Association reported Wednesday.

Also, association’s index of refinancing applications decreased 23.3 percent to the lowest since Nov. 21, 2008.

Land Title's Resort Real Estate Index for the first quarter of 2009

Bruce Carta of Land Title has sent out the Resort Real Estate Index for April. The index covers Eagle, Garfield, Pitkin, Routt and Summit Counties.

The numbers are no surprise — sales in Routt County are off 68 percent for the first quarter. Only Garfield County and Eagle County have suffered worse decline to start the year. Overall, all six counties are off 60 percent through the first four months of the year. There were 38 single-family home transactions at an average price of $690,000 through April.

Bloomberg: Housing starts soar in May

Here’s some good news reported today by Bloomberg: Housing starts increased 17 percent in May, prompting hopes for a turnaround.

On the opposite end of the spectrum, Bloomberg also reported today that the bottom of the market for the nation’s most expensive homes — $1 million or more — may still be a couple years away. You can read Bloomberg’s exclusive report here.

Long and winding road

In spite of the unusually wet early June, the road system at Alpine Mountain Ranch has been prepped, and final asphalt paving is set to begin June 29.
Routt County contractors Precision Excavating and Connell Resources will tackle the job of paving more than 5.2 miles of interior roads at the rural estate subdivision just outside the southern limits of the City of Steamboat Springs. Completion is expected by mid July.
The development team led by Bill Butler and Andy Daly spent the last two construction seasons overseeing installation of the road network, water system and electrical. This summer’s work will mean that gravel-free access to all 43 homes sites in the initial phase have been completed. Only a section of Kemry Lane and Rockledge Road leading to home sites in a future phase, will continue to have a gravel surface.
