The seven live-work units that make up Steamboat’s new West End Plaza have entered the market starting at $398,000.
The units each include 2,164-square-feet of space on two levels, with garage bays on the ground level and possible upstairs floor plans for offices, a two-bedroom, two-bath apartment or an apartment/office combination.
Buyers can build the units to their own specifications and use the spaces as showrooms, retail spaces or office areas, among other uses, according to owner and developer Stacey Bumgarner.
Garage bays downstairs include 17-foot ceilings and can be configured with a loft, effectively creating three stories within a unit, she said.
“Not everybody needs a 17-foot ceiling,” Bumgarner said.
Bumgarner said the idea for the project came about last year, when the lease for the location of her business, Columbine Granite, expired.
“I couldn’t find anywhere else,” Bumgarner said.
Bumgarner reasoned if she was looking for a mixed-use property to lease or buy, others probably were, too. She purchased the 3.45 acre lot last June and broke ground on the project in September.
With units priced lower than $400,000 and the potential for owners to lease one portion of the unit or another, Bumgarner said the development offers a cost-friendly, live-work option for people.
“It really is an affordable living option,” she said.
She describes the building as energy efficient, “urban luxury,” with high-end finishes and impressive views.
Though Bumgarner originally planned to move the granite business — which is currently in an adjacent building on the same property at 2700 Lincoln Ave. — into one of the units, she’s since decided to put the business up for sale.
Also for sale is vacant land adjacent to the new mixed-use building, which Bumgarner said a buyer could use to construct more mixed-use structures or other types of buildings.
Bumgarner said there’s so far been interest in the units from a catering company, some construction-related businesses and an attorney.
If all of the units don’t sell, Bumgarner said she’d consider leasing them herself.
